To ensure that the underlying assets of the REIT are valued accurately, full valuation including a physical inspection of the properties is to be done at least once a year. Further, an update in the valuation capturing key changes every the last six months is also specified. Consequently, the NAV is to be declared at least twice in a year.
In case of any purchase of a new property or sale of an existing property, full valuation need to be undertaken. The value of the transaction is to be not less than 90% of the assessed value in case of property sale and not more than 110% of the assessed value in case of purchase of assets.
